Do you know the Rules & Regs

The intent of these Rules and Regulations is to provide the maximum use of the facilities for the benefit of the residents. The rules are made for the benefit of the community as a whole and violation of them may result in loss of privileges and/or other penalty as the Board of Directors shall determine pursuant to the By-Laws under/or CC&R’s. Documents will be posted on the Country Club Townhomes website. Any changes to this document will be updated to the website as the changes apply.

These rules and regulations have been created to establish the responsibility for the owners and tenants living within the Country Club Townhomes community complex. Owners who have their property rented are responsible to make sure that the rules and regulations are provided to their tenants. If the owners’ tenant violates any of the rules and regulations that result in Warnings and/or Monetary Fine(s), those fines will be the responsibility of the owner to pay and to resolve the issue with their tenants. If the fines get to a specified level as indicated in the fine schedule, the owner may be subject to legal actions to recover the monetary fine(s) and any ligation expenses incurred by the HOA.

Call Box & Remotes

Property Owners who need to have the Call Box programmed or have an entry gate remote programmed must complete request program changes to the property manager and submit the appropriate fee. Approvals will only be given to owners who are current with their HOA dues and have no outstanding fines. Log in to the Homeowner Portal to submit a request.

Pool & Code

Property Owners must get the Swimming Pool Rules and Regulations and an access code to the pool. Codes may only be obtained by the property owners who are current on the HOA dues and have no outstanding fines. Residences that are renting from a property owner must go through their owner to obtain a code. Log in to the Homeowner Portal to request a code.

Trash

The community trash is picked up on Wednesday mornings of each week. If large bulk trash items need to be removed, the bulk pick-up form must be submitted.

Maintenance Request

Maintenance requests to the CCTH grounds are to be submitted to the property manager online. Residences that are renting from a property owner, must have their owner submit the request. Log in to the Homeowner Portal to submit a request.

Unit Upgrades

Any changes to the exterior portion of the building must receive approval from the HOA property management Board of Directors. Property upgrades includes, windows, garages, patio covers, landscaping, soft water tank, or other changes that would in effect change the appearance of the complex. Changes that are facilitated without approval are subject to fines until removed or altered.

Facility Manager Requests

When there is an issue with the property that is felt to be HOA responsibility, the property manager (Horizon) will determine if this is a HOA or property owner’s responsibility to resolve. If the Facility Manager is required to support this concern, Horizon Property Management will then contact the Facility Manager to look into the matter. How do I get a copy of the CC&R'S & Bylaws?

This document is given to homeowners at time of purchase. If lost and you are in need of a copy, log in to the Homeowner Portal to request a copy or contact the property management company.

Annual Budget

The Budget is Revised as Needed

It establishes and identifies the obligations that are needed to cover the expenses and cost of repairs. Log in to the Homeowner Portal to view and/or request the HOA Budget

Common Area Usage

Must Get Approval

To avoid conflict with units wanting to use the same Common Areas on the same day and time and to keep the community clean, owners must request approval for themselves and or tenants to avoid fines. Log in to the Homeowner Portal to submit your reservation.
